For most people a home is the biggest purchase they will make, until their next home! Many emotions arise during the home search and purchase process – excitement, stress, anxiousness, curiosity. Purchasing the right home is a balancing act between your wants and needs – a property that will align with your finances while meeting all your lifestyle goals.

Most agents don’t have a plan for their buyers and simply rely on showing them random houses. A strong, specific plan is essential to your success! The entire home buying process can be separated into 5 specific parts – initial contact, showings, offer written, escrow, and closing.

Initial Contact – This is our initial meeting, either in person or on the phone. This is where I discover more about your wants and needs including the property type, location, price, timeframe to purchase, amenities, and more. I then send you all current available properties matching that criteria along with creating an alert campaign that notifies you when new properties matching your criteria become available in the future. If your desired home isn’t available, we’ll search until it is!

Showings – Once you’ve found a property that matches your criteria, we discuss it and I do further research on it. This research includes due diligence, running comps, and further community specific tasks. After that we schedule an appointment to view the property in person at your convenience.

Offer Written – Upon finding a home that matches all your criteria, we sit down and write a formal offer. This includes the purchase agreement, all community data that is the basis of our offer (mainly the comparable sold homes), and all other necessary documents. I’ll also need a lender pre- approval letter for financed offers or a proof of funds for cash offers.

Escrow – After our offer is accepted, escrow opens. The escrow roadmap is on the following page and outlines every step of the process.

Closing – You now own your new home!
